MIRAMAR PLAZA
Homeowners Association
Welcome to the Miramar Plaza Homeowners Association (MPHOA) website! This website is maintained by Affirmative Management Services and contains information about a host of HOA-related topics including:
Pool Status - The pool is 100% solar heated, so the warmer the weather, the warmer the pool will be. In general, the pool area is open for lounging year round, but most of the furniture is put under a tarp by November to help it stay clean and last longer, then it is put back out in early May.
Plumbing Projects, Leaks, Electricity - What to do if you are planning a plumbing project, have a ceiling leak, or see water on the garage hallway floor. Also, how to find your circuit breaker panel, the master switch controlling electricity to your unit, and a host of other repair topics.
Forms - For automatic dues payment, ordering a key/remote/parking tag, exterior modifications, getting your name into the tele-entry systems at the gates, registering as a new resident
Lose your mailbox key or your key won't open the lock? - Read these instructions for what to do (you will need help from the USPS) and, if you are interested, a video showing how a mailbox door lock is replaced.
General Insurance - Including MPHOA's insurance summary disclosure, aka proof of insurance, required annually by most lenders and a copy of the master policy
Earthquake Insurance - Including how, despite the fact that MPHOA carries earthquake insurance, you could suffer a significant loss should there be a damaging earthquake and how to protect yourself against such a loss.
Rules &/or Guidelines - Architectural Guidelines and Architectural Change Request, Air Conditioner Guidelines, Parking Rules + description of the parking permit system, Pet Rules (including 20 lb weight limit), and Smoking Rules.
Large Item Removal - This is about a large possession(s) you want to get rid of, but it's too big for the dumpster. See the next bullet about abandoned junk on Halford Avenue or Miramar Way. First, don't just leave your item(s) beside a dumpster hoping it (they) will get picked up because it (they) won't -- it's not the garbageman's job. Second, the local garbage company does not offer curbside pick up for items such as sofas, tables, mattresses, appliances, etc. that are too large to fit into a dumpster so you will have to arrange for the pickup yourself. Third, Here are some suggestions for how to dispose of your large item(s) cheaply and responsibly: 1) search the Internet for "junk removal Santa Clara", 2) click here for Yelp's 10 best junk removal services in Santa Clara. If the link doesn't work, go to Yelp and search for "junk removal Santa Clara". There are lots of companies in the junk hauling business and that means you should be able to get a good price.
Illegal Dumping Along the Sidewalk - This is about junk left at the curb by irresponsible people. Fortunately, the city will pick up the junk, but they need to be told about it. All you have to do is Submit a Service Request Online and click on the Illegal Dumping link. The website asks for your phone number -- presumably so a city worker can call you if they have a question -- and it allows you to attach a picture. If you attach a picture of the junk pile, include a reference point -- e.g. a street sign, building, intersection -- in the background so they can figure out where it is located.
