Plumbing Projects, Leaks, Electricity, Other Repairs
PLAN YOUR PLUMBING PROJECT - Many plumbing projects such as replacing a faucet, a washing machine, or a toilet can be done by using the in-unit shutoff valves, aka angle stops, and do not require shutting off water to the entire building. However, if you have a project that does require the building water to be shut off, please notify Affirmative Management several days beforehand and post water shutoff notices on all units in your building 48 hours in advance. When posting water shutoff notices, please tape them to the garage door frame, not to the roll-up garage door itself + the front door, and use blue painter's tape or masking tape. Try not to use tape that will pull the paint off the wood frame or the front door.
Note that except for emergencies, you must use the Association's plumber to turn the water off. Why? Because hot water is delivered via a constantly circulating 'on demand' system and the pump that drives the water could be damaged if water is turned off and the pump runs dry. CEILING LEAKS - If water starts to drip from your first floor ceiling a water pipe in the ceiling has probably sprung a leak. Because MPHOA has water lines in the ceiling (see asterisk above about MPHOA's 'on demand' hot water system) the water supply for the entire building will need to be turned OFF to stop the flow of water. Here are the two most likely scenarios:
Water is pouring from the ceiling - This is considered an emergency and residents are authorized to close the building water shutoff valve. If you do this please notify everybody in your building ASAP that you have turned their water OFF, then call Affirmative Management and they will guide you through the next steps to take.
The ceiling leak is more like a trickle or slow drip - Use a bowl or pot to catch the water and call Affirmative Management to get a plumber to your unit to repair the leak.
WATER ON GARAGE LEVEL FLOOR - This generally means the water heater is leaking. If so, please contact the property manager.
IRRIGATION / SPRINKLERS - A picture of the valve to close if an irrigation line springs a bad leak or if the sprinklers get stuck in the ON position
ELECTRICITY - How to find the circuit breaker panel inside your unit and/or your electric meter and the master switch that controls power to your unit.
OTHER REPAIRS & ISSUES - Use the CONTACT US button to report a problem with the front gate, a light out, a broken sprinkler (i.e., you hear or see a geyser in the landscaping late at night), an overflowing gutter, a garbage or recycling issue, or another item needing attention. Minor matters are usually addressed within 48 to 72 hours and you may not receive a response to your query. If the problem is still there after two or three days, send another message via CONTACT US or call Affirmative Management at the number on the PROPERTY MANAGEMENT page.
